What is extract cleaning?

Clean extraction systems protect your people, your premises and your reputation

Extract cleaning is the thorough cleaning of the internal surfaces and components of extraction systems, including kitchen extracts, extract ductwork, laundry extracts and bathroom and toilet extracts. It matters most for hospitality, dining, healthcare, care and workplace businesses.

Unpleasant odours, damp, greasy surfaces and fire risk drive customers away and create poor working conditions, and insurers and property owners expect proper cleaning. Extract Assure inspects, cleans and tests your system, then documents the result. Call us or request an online quote.

How it works

How does extract cleaning work, and what do we do?

Every job follows the same four steps: inspect, clean, document, assure.

  • Inspect

We assess the site and the extract system before we start, so we know exactly what we are dealing with.

  • Clean

We clean from the canopy and filters through the ductwork to the fan, to the BESA TR19® Grease specification for kitchen extracts.

  • Document

We record what we did, with photographs, measurements and clear notes, including anything we could not reach.

  • Assure

You get the reports you need for your fire risk assessment, your insurer and your inspectors.

When?

How often should extract systems be cleaned?

As a minimum, grease extract ductwork in use should be cleaned at least once a year. Many systems need cleaning more often, depending on use, industry requirements and the location of the extract. As a guide, TR19 links frequency to how heavily the kitchen is used. Please confirm the schedule for your premises with our team.

  • Heavy use

Around 12 to 16 hours a day. Roughly every 3 months.

  • Moderate use

Around 6 to 12 hours a day. Roughly every 6 months.

  • Light use

Around 2 to 6 hours a day. Roughly every 12 months.

Types of extract cleaning

Kitchen, laundry and bathroom extract cleaning

Regular cleaning of the internal components and surfaces of every type of extract system is essential.

Kitchen extract cleaning by Extract Assure, extract cleaning, laundry extract cleaning, bathroom extract cleaning and extract ductwork cleaning UK

Kitchen extracts

Fats, oily deposits and fibrous particles build up in kitchen extract systems, cutting airflow and creating a real fire risk. Flames or very high temperatures can ignite grease, and fire can spread rapidly through the duct. Professional cleaning also helps protect your buildings insurance position.

Laundry extracts

Laundry extracts are often overlooked. Clothing leaves lint and fibres in the duct, and without proper cleaning the system is vulnerable to fire. Read more about laundry extraction ductwork cleaning.

Bathroom & toilet extracts

Extractor fans in walls and ceilings ventilate rooms without natural air movement. Keeping them clean lets heat and humidity escape, reducing unpleasant smells and damp damage to decoration and furnishings.

Our process

Our extract cleaning inspection and testing process, step by step

A clear, structured process from your first call to a written report you can act on.

  1. Call and agree the scope

We discuss your premises, the type of extract system, access and operating hours, then agree the scope and timing that suit your business.

  2. Survey and risk assess the site

We survey the site and identify the canopy, filters, ductwork, fan, access points and termination, and we assess the risks before we start.

  3. Pre-clean inspection and testing

We inspect the system, measure grease deposit levels where appropriate, and photograph its condition before any cleaning begins.

  4. Isolate and protect

We safely isolate the fan and protect cooking equipment and surrounding areas from grease, dust and cleaning products.

  5. Clean the canopy and filters

We degrease and clean the canopy and filters, where grease collects first.

  6. Clean the ductwork and fan

We clean the ductwork through the access points, then the fan, working through the system to the discharge point.

  7. Post-clean test and verification

We test and verify the result with visual inspection and, where appropriate, measurement of remaining deposits in line with TR19 guidance. We then close and seal all access panels.

  8. Report and advise

You receive a written report with before and after photographs, test results, notes on anything we could not reach and advice on how often to clean.

FAQ

Extract cleaning questions, answered

Straight answers on kitchen, laundry and bathroom extract cleaning.

What is extract cleaning?

Extract cleaning is the professional removal of grease, lint, dust and debris from extraction systems, from the canopy and filters through the ductwork to the fan, to reduce fire risk, improve air quality and keep the system working efficiently.

How often should I have my kitchen extraction system cleaned?

At a minimum, grease extract ductwork in use should be cleaned annually, and many systems need cleaning more often. As a guide, TR19 suggests roughly every 3 months for heavy use, 6 months for moderate use and 12 months for light use. Confirm the right schedule for your kitchen with our team.

What are the consequences of neglecting extract cleaning?

Neglect can reduce airflow, increase fire risk, cause odours and lead to hygiene problems. Insurers and landlords often expect cleaning compliance, so it can also affect your insurance position.

Can I clean my extraction system myself?

Staff can look after day-to-day jobs such as washing filters as advised. Ductwork and fans need specialist equipment, access and training, so professional cleaning is recommended.

What does your extract cleaning process involve?

We survey and risk assess the site, inspect and test the system, isolate and protect the area, clean the canopy, filters, ductwork and fan, verify the result and give you a written report. See our step-by-step process above.

Do you provide documentation after cleaning?

Yes. You receive before and after photographs, test and inspection results, notes on anything we could not reach and advice on how often to clean, for your fire risk assessment, insurer and inspectors.

Can you handle large commercial kitchen extraction systems?

Yes. We clean extract systems in settings from small restaurants to larger commercial kitchens, and we plan the work around your operating hours.

What should I do in an emergency, such as a fire?

In an emergency, contact the fire service immediately. For urgent concerns about your extract system, call us on 02475103197 and we will advise on the next step.

Is extract cleaning the same as TR19 compliance?

Extract cleaning is the work. TR19 compliance means keeping your kitchen extract system clean in line with TR19 guidance, and regular professional extract cleaning is how most kitchens achieve it.
